A) Basic
Function of the Position:
The Building and Property Maintenance
Technician (BPMT) is responsible for maintaining the physical plant operations
of the Phillips Companies and SIBCO LTD. Beavercreek campus. This will be done
through performing troubleshooting, repairs and scheduled maintenance items,
supervising contractors performing repairs and scheduled maintenance items and
performing various tasks around the campus as needed. Additional duties as assigned
by the Maintenance Department Manager.
B) Line
of Communication and Authority:
The BPMT reports to the Maintenance Department Manager.
C) Skill
Sets and Qualifications:
The BPMT should possess and demonstrate the following skill sets
and qualifications:
1. Ability to become proficient in the
use of MaintainX maintenance software.
2. Basic knowledge of HVAC, plumbing and
electrical systems.
3. Basic mechanical skills.
4. Valid Driver’s License.
5.
Must be willing to work flexible
schedules.
Additional
Preferred Skills:
a. Operate small and heavy equipment
D) Specific
Responsibilities of the Particular Role:
The BPMT is responsible for the following specific duties as part
of his/her role in the Phillips Companies:
1. Perform initial troubleshooting of
any building issues, including HVAC, plumbing, electrical, doors, lighting,
roof leaks, etc. Determine required action, parts required and perform repair.
If required repair is more complicated, contact appropriate contractor, meet on
site to explain issue and assist in completion of repair.
2. Maintain security gate system
including both mechanical and electronic components.
3. Perform annual exit lighting and fire
extinguisher inspection.
4. Schedule and accompany HVAC
contractor during bi-annual HVAC inspection.
5. Schedule and accompany Fire
Protection contractor during annual fire protection system testing.
6. Perform daily inspection of Deluxe
Building’s electrical panels for tripped breakers and restrooms for heat, water
and cleanliness.
7. Perform monthly inspection of all
parking and self-storage buildings for missing locks, cleanliness, broken
doors, lighting, leaks, etc.
8. Operate wheel loader to load ready
mix aggregate storage bins, push up wash out concrete.
9. Assist in maintenance garage on basic
service/repair items.
Other duties as
required by the Maintenance Manager or Corporate officers.
E) Basis of Evaluation:
The BPMT will
participate in quarterly 1-2-1 conversations with the Maintenance Manager to
provide feedback by both parties on job satisfaction and performance.
Annual review will consist of
at least three parts:
1.) Performance
Measure
· Safety record of maintenance personnel & facilities.
2.) Personal
Development
· Development of technical/mechanical skills through education/training.
3.) Corporate Level
·
How well the company does as a whole.
·
Cooperation with other managers and departments.
